A Dose of Double Branch

The 965-acre mixed-use project north of Wesley Chapel could redefine growth along the I-75 and SR 52 corridor

Wesley Chapel’s growth isn’t slowing down.

And now, one of the largest projects in Pasco County is continuing to take shape just north of the community.

The Double Branch development, a massive 965-acre mixed-use project near Interstate 75 and State Road 52, is moving forward with plans that include retail, restaurants, entertainment, office space, hotels, residential units, and industrial development. Leasing activity for portions of the project has already begun as the corridor continues transforming into one of the region’s fastest-growing areas.

According to development materials, the project could eventually include:

  • 500,000 square feet of dining, shopping, and entertainment

  • 1 million square feet of office space

  • 3,500 residential units

  • hotels

  • healthcare and life sciences space

  • parks and trails

  • and more than 5 million square feet of industrial development.

For many residents, the project represents both excitement and concern.

On one hand, developments like this continue pushing Wesley Chapel closer toward becoming a fully self-contained regional hub where residents can live, work, eat, and shop without constantly driving into Tampa.

On the other hand, many locals are already wondering what continued expansion means for:

  • traffic

  • schools

  • infrastructure

  • flooding

  • and the identity of the area itself.

Because what was once mostly open land north of Wesley Chapel is quickly becoming something very different.

And with projects like Double Branch continuing to move forward, the transformation of the northern Pasco corridor is no longer something coming in the future.

It’s already happening.
