A proposed townhome community cleared its first hurdle with a Planning Commission rezoning approval, sending the project to county commissioners for a final vote.

In the room and online, reaction split the usual way: nearby residents worried about traffic, school capacity, flooding, and keeping neighborhood character intact; supporters pointed to more attainable options for first-time buyers and downsizers and the benefit of building near jobs and shopping. Translation: it’s not a done deal yet, but it’s moving. Keep an eye on the Board of County Commissioners’ agenda for the hearing date.

Rate Changes

If your sprinklers are on HOA autopilot, peek at your next bill. Pasco County Utilities adjusted water, wastewater, and reclaimed water rates on October 1, 2025. An average home using 6,000 gallons now pays about $91.99, up roughly $3.34 from last year. Reclaimed customers will see a new base charge that covers the first 8,000 gallons, higher per-thousand-gallon costs after that, and a small bump to the backflow device fee.
Tim to tighten up irrigation schedules, fix sneaky leaks, and check if your HOA or landscaper is pushing you into the higher reclaimed tiers after 8,000 gallons. The county posted the full FY26 rate tables so you can estimate your own bill and plan ahead. There is a four year adjustment schedule in place through September 2029 based on a cost-of-service study, so expect annual tweaks.
